PROJECT 02

Eagle Crest intends to redevelop an assembly of lands located at 2022, 2026 - 24 AV NW in the community of Banff Trail into a mixed-use mid-rise building with neighbourhood-scaled commercial/retail units at grade. Comprised of ±45 units, the proposed 4-storey building has been designed to respond to a Transit-Oriented Development (TOD) opportunity next to one of the highest concentration of jobs, community facilities and services outside of the Centre City.

Create A complete street

Increase the attractiveness, convenience and safety of 24 AV NW for all transportation modes including walking, cycling, transit and driving.

LAND USE + DEVELOPMENT PROPOSAL

To support the redevelopment vision, a Land Use Redesignation from Residential-Contextual One/Two Dwelling (R-C2) and Residential Grade-Oriented Infill (R-CG) to Mixed Use-General (MU-1f2.9h15.5) is proposed. This would allow for a street oriented mixed-use development of up to four storeys in height (15.5m) and a floor area ratio of 2.9. The district allows both commercial and residential uses at street level.
